All of our garden buildings are 100% custom-built at your property. No flat pack buildings whatsoever. In addition, all our garden rooms are constructed of the highest quality materials for a finish that you simply can't achieve with a factory-made building. 
 

Building up from the perfect foundations 

No matter what your garden room requirements, we will install the perfect base. We accommodate the specific needs of each property we are working on, as no two properties are the same. 
 
Also, you do not need to provide a concrete base for our garden rooms. To save you the expense and inconvenience, we generally use specially designed, concrete pile foundations, combined with heavy duty galvanised steel legs and plates. The steel legs can be adjusted, which means we can install our garden rooms on to either flat or slightly uneven surfaces.  
 
In addition, your garden room will be raised off the ground to allow a vented space underneath. This ensures that the structure will not be affected by rising damp.

In addition, all of our buildings are constructed from timber and insulation fit for habitable dwellings. All twin wall and insulated reinforced with 18mm sheet boarding, and this is just the structure!! We will then ensure it is fully finished off to your requirements, ready for you to move straight in and start using this high quality, affordable and functional new extension to your home.

Each garden room is installed with the minimal of disruption, typically within 7 -10 working days and normally without the need for planning permission. 
 
From foundations, construction and internal electrics, we provide the complete package at a fixed price with no hidden extras. 
 

Do I require planning permission for a garden room or garden office? 

Outbuildings are considered to be permitted development, not needing planning permission, subject to the following limits and conditions: 
No outbuilding on land forward of a wall forming the principal elevation. 
Outbuildings and garages to be single storey with maximum eaves height of 2.5 metres and maximum overall height of four metres with a dual pitched roof or three metres for any other roof. 
Maximum height of 2.5 metres in the case of a building, enclosure or container within two metres of a boundary of the curtilage of the dwellinghouse. 
No verandas, balconies or raised platforms (a platform must not exceed 0.3 metres in height) 
No more than half the area of land around the "original house"* would be covered by additions or other buildings. 
In National Parks, the Broads, Areas of Outstanding Natural Beauty and World Heritage Sites the maximum area to be covered by buildings, enclosures, containers and pools more than 20 metres from the house to be limited to 10 square metres. 
On designated land* buildings, enclosures, containers and pools at the side of properties will require planning permission. 
Within the curtilage of listed buildings any outbuilding will require planning permission.
